Description

The Heyne factory is a listed factory complex near the Kaiserlei district (Frankfurt am Main/Offenbach). The contrast between patinated exposed brickwork and carefully integrated new architectural elements is what gives the Heyne factory its charm. The total size of the building is about 20,000 m². The environment leaves room for creative ideas and open views. This is where trends in design, fashion, architecture, innovative technologies and pioneering advertising concepts are born.

Equipment

This loft (total approx. 427 m²) is still sleeping and waiting for you to discover it.
Currently, this rental space is in undeveloped condition. We can take your wishes into account accordingly when expanding the rental space.
For use as a showroom and/or office, this loft is ideally suited.
The following work will be performed as part of a comprehensive renovation of the leased space:

Demolition of existing fixtures/subdivisions
Sandblasting and uncovering of the walls (so that the brick comes out again)
Execution of fire protection works (esp. coating of beams and columns as well as installation of fire detectors with connection to our fire alarm control panel)
Removing old floors
Installation of a new floor (high-quality designer screed floor or strip parquet oak – depending on the tenant’s wishes)
Construction of new toilet facilities or sanitary facilities as well as kitchen connections.
Power supply to sub-distribution
Installation of new radiators
Renovation of steel mullioned windows (in accordance with the requirements for the protection of historical monuments)
Air conditioning

The loft has a connection to a freight elevator and has insges. three accesses.
We hand over the loft in extensively renovated and refurbished condition. Please allow approximately 6 months lead time for completion of space (after lease is signed).

Location

In direct proximity to the Kaiserlei traffic circle (Frankfurt am Main/Offenbach). Thus optimal connection to Frankfurt, Offenbach City, Airport and Bad Homburg. By car, you can reach Frankfurt Central Station in 20 minutes and Frankfurt Airport in 15 minutes. Directly at the Heyne factory (Nordring) is the bus stop “Hafenbrücke”. From the Heyne Fabrik, the nearby S-Bahn station (Ledermuseum or Kaiserlei stop) is only a few minutes’ walk away.

Please note that an energy certificate is not available, as the property HEYNE FABRIK is a listed building.
The deposit is three months gross rent.
The rental is done directly by the owner.
This means that a rental is commission-free for you.
